Shelton State Community College

The Shelton State Community College renovation project in Tuscaloosa, Alabama, is a comprehensive, multi-phase capital improvement initiative encompassing approximately 200,000 square feet across two active campuses. With a total investment of $80 million, the program includes 12 individual projects delivered through 23 bid packages. Renovations and new construction target key areas such as the library, nursing classrooms, student services, tutoring, advising, admissions, industrial and electrical technology training, health and wellness, office of disabilities services, general classrooms, event spaces, and the softball complex. The project’s scope and sequencing were informed by a thorough facility condition assessment, ensuring that campus needs and priorities were addressed efficiently and effectively.

One of the primary challenges of this renovation is maintaining full campus operations throughout construction. With students, faculty, and staff present daily, careful phasing, coordination, and schedule control is essential to minimize disruption.

Robins & Morton is addressing these complexities by implementing a Construction Manager as Agent (CMa) multi-prime approach. This strategy not only enhances quality control and reduces costs but also results in significant program savings, with 8% total savings achieved and 75% of the client’s contingency anticipated to be returned.

The team’s proactive approach includes constructability reviews, budget development, and competitive bidding, all while maintaining open communication with the client and architect.
