Mayo Clinic Duan Family Building

Opened in June 2025, the Mayo Clinic Duan Family Building is a 228,000-square-foot integrated oncology facility located on the Mayo Clinic campus in Jacksonville, Florida. The three-story building houses proton beam treatment rooms, one carbon ion treatment room, linear accelerators, CT and MRI patient imaging, patient exam areas, and treatment planning spaces for clinical staff. It is the first facility in the Western Hemisphere to offer carbon ion therapy, along with advanced technology capable of delivering both carbon ions and protons to treat the same tumor. The building sits adjacent to the Mangurian Building, also constructed by Robins & Morton, creating a connected campus for integrated cancer care.

The project presented a convergence of challenges rarely encountered on a single build. The particle therapy vaults required 13-foot-thick concrete walls, and managing those mass concrete pours demanded precise mix design, careful sequencing, and real-time temperature monitoring through embedded sensors. Pandemic-driven commodity volatility required the team to reprice the project more than 100 times to reflect design changes and shifting market conditions. When imported equipment was delayed, contingency sequencing plans absorbed the impact without affecting the grand opening date. The building’s design, defined by complex curves and radii throughout, added further construction complexity while contributing to the facility’s distinctive aesthetic.

Robins & Morton joined the project team more than two years before construction began, a level of early engagement that proved critical to the project’s success. That preconstruction partnership allowed the team to coordinate directly with engineering teams on the carbon ion therapy system’s structural and mechanical requirements, bring key MEP trade contractors and the steel contractor into the design phase, and work through more than 50 budget iterations to reach a viable GMP. Through disciplined planning, proactive cost management, and close collaboration with the client and trade contractors, Robins & Morton delivered a landmark facility that is transforming cancer care in the Americas.
